Tenant Fees
In addition to your monthly rent, the following permitted payments may apply:
Before the tenancy begins:
- Holding Deposit (per tenancy): Equivalent to 1 week’s rent to reserve the property. Note: This deposit may be forfeited if any relevant party (including guarantors) withdraws from the tenancy, fails a Right-to-Rent check, provides significantly false or misleading information, or fails to sign the tenancy agreement (or Deed of Guarantee) within 15 calendar days (or an otherwise agreed deadline in writing).
- Security Deposit: Up to 5 weeks’ rent (or 6 weeks’ rent if the annual rent exceeds £50,000). This covers any damages or defaults by the tenant during the tenancy.
During the tenancy:
- Payments to third parties: Including Council Tax, utility bills, and communication services
- Tenancy Amendment Fees: (at tenant’s request): £50 (incl. VAT) per approved variation. This covers the costs of obtaining the landlord’s instructions and preparing and executing new legal documents.
- Unpaid Rent: Interest charged at 3% above the Bank of England Base Rate from the Rent Due Date until payment is made. Note: This interest will only be applied if rent is more than 14 days overdue.
- Lost Keys or Security Devices: Tenants are responsible for covering the cost of replacing lost keys or security devices. If lock changes are required, the tenant will be charged for the locksmith, new lock, and replacement keys for all necessary parties (tenant, landlord, etc.).
- Early Termination (at tenant’s request): If the tenant requests to end the tenancy early, they are responsible for the landlord’s costs of re-letting the property and all rent due until a new tenancy begins. The total costs will not exceed the remaining rent owed for the tenancy term.
- Change of Sharer (at tenant’s request): Between £180 and £324 (incl. VAT) depending on the number of joint tenants. For sole tenants, the fee is £180. For tenancies with multiple joint tenants, the fee increases by £18 per tenant, up to a maximum of £324, to account for the additional coordination required.
